Spanning a total area of approximately 7,000 square meters, the newly inaugurated mosque has been meticulously designed to accommodate over 2,000 worshippers, including indoors and in the outdoor prayer area. The Mohammed Bin Rashid Housing Establishment (MBRHE) announced yesterday the signing of a Memorandum of Understanding (MoU) with Danube Properties. The agreement aims to strengthen cooperation in the fields of innovation and sustainability within the housing sector. The MoU was signed by Mr. Thilal Khalifa Al Falasi, Assistant CEO for the Corporate Support Sector at MBRHE, and Mr. Rizwan Sajan, Founder and Chairman of Danube Group.

The MoU seeks to establish a partnership between the public and private sectors to drive innovation in housing projects and adopt the latest technologies to deliver innovative solutions that meet citizens’ needs and align with Dubai’s future vision.

Dubai developer offers free shuttle bus to metro station for owners, tenants in new building

As competition is growing among Dubai developers to introduce new amenities, private developer Danube Properties has introduced shuttle bus service to the metro station to the tenants and property owners in Gemz, which was handed over 5 months ahead of schedule.

Danube Properties is the first private developer to offer a shuttle bus service to its tenants and property owners.

“In Gemz, we have added a free metro shuttle bus for tenants as part of amenities. It is a 15-minute walk from the metro to Gemz, so we decided to introduce this facility to residents and tenants. Every half an hour, a bus will go to and from Gemz and metro to transport people,” said Rizwan Sajan, founder and chairman of Danube Properties.

Danube Properties, the fastest-growing property developer in Dubai, maintained its tradition of delivering projects ahead of schedule by handing over Gemz by Danube, five months ahead of schedule.

Launched in June 2022, the Dh350-million project was sold out within a few hours of its launch.

The handover ceremony last week was attended by Mohamed Al-Bidwawi, CEO of Real Estate Regulatory Authority (Rera) and senior officials of Danube Group, industry executives and residents.

The Dubai-based developer has already delivered many projects ahead of schedule.

“Our next projects Opalz and Petalz will also be delivered ahead of schedule. This is because we manage to sell the project faster, choose a contractor of good reputation and our subsidiary Danube Building Materials supplies the material on priority. For contractors, the biggest issue is concrete, steel and other finishing materials. But we are able to provide them material on time,” he said, adding that construction costs have gone up by 25 per cent in the past year.

Danube Properties, one of the largest private developers in Dubai, has launched around 20,000 units so far, and has successfully delivered 10,000 to buyers.

Furjan rentals match Dubai Marina

“Demand for properties from buyers and tenants in Furjan is very high because of metro connectivity. Also, residents can get everything that others can get in Karama and Bur Dubai such as schools, hospitals, restaurants and supermarkets,” he added.

Highlighting the growing demand in Furjan areas, Rizwan elaborated that rentals for one-bedroom, two-bedroom and three-bedroom units in Gemz are around Dh85,000, Dh130,000 and Dh165,000.

“We have never heard of this kind of rental in Al Furjan. These are (equivalent to) Dubai Marina rentals. People are willing to pay rent for Danube Properties because of the amenities that we offer. Moreover, tenants get a fully furnished apartment, which gives 10-12 per cent more rentals compared to other apartments,” he said.

In addition, the relocation of the airport to Dubai South over the next 10 years has also diverted the focus of investors and developers towards areas like Furjan, Al Marjan, JVC and other communities located along Sheikh Mohammed bin Zayed road and Emirates Road.

Dubai: First mosque in National Industries Park to open next year

The first mosque in National Industries Park (NIP) will open its doors for worshippers before the holy month of Ramadan next year.

With a capacity to accommodate more than 2,000 worshippers, the mosque can house 1,000 people inside and an additional 1,000 outside to serve workers and residents of the area and surroundings.

Constructed by Danube Group, the groundbreaking was held on Tuesday by senior officials of Danube Group, National Industries Parkand General Authority Of Islamic Affairs and Endowments (Awqaf). Currently, construction is actively underway, with the mosque projected to be completed within the next year.

This is second mosque being built in Dubai by the Danube Group. The first was built in Dubai Studio City.

Built for air taxis, Danube unveils Bayz102 tower

Danube Properties is set to launch two towers, each rising above 100 levels, on the same street in Business Bay, Dubai.

This announcement was made by Danube Properties Chairman and Founder, Rizwan Sajan, at a press event in Dubai on Wednesday evening.

The two properties will be located along Al Mustaqbal Street in Business Bay, within walking distance of the Business Bay Metro station and close to the world-famous Burj Khalifa.

The decision to launch Bayz102 follows Sajan’s revelation at the event that over 80 per cent of units in Bayz101, the company’s other tower, have already been sold.

Both towers are expected to take about four years to build, with completion anticipated in 2028.

The key differences between Bayz101 and Bayz102 will be that the latter will be taller by one floor. Additionally, Bayz102 will feature a helipad for sky taxis.

“We are thrilled to introduce this project, which not only sets a new benchmark for high-rise living but also paves the way for the future of urban transportation in Dubai,” said Sajan in a statement.

Bayz102 is set to house 1,300 fully furnished ultra-luxury units, including studios, 1BHK, 2BHK, 3BHK, and 4BHK apartments, according to Danube Properties.

Apart from the helipad for sky taxis or eVTOLs, Bayz102 is expected to feature more than 40 amenities, ranging from a health club, swimming pool, jogging track, sports arena, business centre, sky bar, BBQ area, table tennis room, basketball court, wall climbing, outdoor cinema, and on-call medical services. The development will also include retail outlets.

Silicon ‘Oasiz’

Danube Properties is also working on another project dubbed ‘Oasiz’, located in Dubai Silicon Oasis.

Spanning approximately one million square feet and comprising around 900 units across two towers, Oasiz 1 and Oasiz 2, the towers will stand 37 levels high.

Property buyers will have a choice of studios, 1BHK, 2BHK, and 3BHK apartments. The development will also feature retail outlets and provide access to the planned Blue Line of the Dubai Metro, which will connect Dubai Silicon Oasis with other key communities.
